How can I set my base price?

You can set your base price using a static value, another channel's prices or Airbnb's Smart Price.

  1. Go into a listing's settings by clicking the small gear next to the listing. 
  2. Under "Base Price" there is a drop down menu that allows you to choose "Set Amount," "Airbnb Smart Prices," "Airbnb" or "VRBO."
  3. If you choose "Set Amount" you fill in a base price yourself. 
  4. If you choose "Airbnb Smart Prices," Host Tools will use Airbnb's Smart Prices as your base price. You do not have to have Airbnb's smart pricing turned on to enable this. You can also create rules over this. For example, a popular rule is to use Airbnb's Smart Prices as a base price and then just increase all prices by 20%.
  5. If you choose "Airbnb," Host Tools will never set prices on Airbnb. It will grab prices from Airbnb and populate them to VRBO with any rules you have specified. Many people do this when using another service to set prices on Airbnb, but they want those prices slightly higher on VRBO to account for more host fees. 
  6. If you choose "VRBO," Host Tools will never set prices on VRBO. It will grab prices from VRBO and populate them to Airbnb with any rules you have specified.
